STANDARD GUIDELINES (RE-SALE CONDO UNITS)

CONDO SALES GUIDELINES & REQUIREMENTS:
(Direct sale from the Unit Owner)

1. TERMS of PAYMENTS and CONDITIONS

• P50,000 – P100,000 (Depends on the unit owner) Reservation Fee is to hold the particular unit (money can wire, bank to bank or remittance thru the account of the unit owner)
• Buyer can apply for Loan Financing from the Bank in case buyer is disapproved a fraction of 10% from the reservation fee will be forfeited,
• Required Downpayment or Full Payment must be accomplished 15-30 days upon payment of Reservation Fee
• Monthly Amortization shall start thirty (30) days from full payment of equity.
• All amortization payments shall be covered with post-dated checks
• All forms of payments to be made by the buyer shall be payable directly to the unit owner and will be honored upon issuance of Official Receipts or Acknowledgement of monthly payments upon clearance of each post dated check
• The buyer must abide of guidelines of the unit owner as stipulated in the Contract to Sell (CTS)

2. DOCUMENTATION REQUIREMENTS

• Duly Accomplished Pro-forma Contract to Sell (CTS) and Buyers Information Sheet (1 copy)
• Photo copy of latest of Community Tax Certificate or Passport
• Postdated checks for the amortization of balance of purchase price
• Special Power of Attorney (SPA) (if incase buyer is based in abroad & wants to authorized any representative in the Philippines)

(Note: above is a basic standard requirements, other developers asking for additional requirements, we will keep you posted on this matter)

• Print 3 copies each page
• Fill-up necessary blanks in the S.P.A draft & affix your signature
• Snail Mail the duly accomplished S.P.A together with your Philippine Passport (photo copy) & 1 Pc. (2x2) I.D. Picture, at the address below;

SUCCEEDING REQUIREMENTS (w/ balance):
>Five (5) signed copies of Contract to Sell
>One (1) signed copy of Deed of Restrictions (annex-A)

FINAL REQUIREMENTS (fully paid including Dues & other miscellaneous fees)
>Five (5) signed copies of Deed of Absolute Sale
>One (1) signed copies of Deed of Restrictions (annex-A)
